What Is SDA?

Specialist Disability Accommodation (SDA) refers to accommodation designed to cater for people with extreme functional impairment or very high support needs. Funding is only provided to a small proportion of NDIS participants (around 6%) who meet specific eligibility criteria. Mainstream housing does not support these participants very well thereby requiring purpose-built accommodation with very specific features and provisions.

Who is eligible for SDA?

Specific SDA eligibility criteria is described in rules 3.4 to 3.8 of the NDIS (Specialist Disability Accommodation) Rules 2016.

Will I have to pay for my SDA accommodation?

Yes. The NDIS rules provide for SDA residents to pay to the SDA Provider what is known as a Reasonable Rent Contribution. This amount is 25% of the Disability Support Pension + 100% of any Commonwealth Rent Assistance. SDA residents will also need to pay their food costs and share of utility bills.

Where can I get assistance regarding SDA?

Songbird can assist you if:

  • You do not have an NDIS plan, or
  • You have a an NDIS plan without the SDA funding, or
  • You have SDA funding in your plan.

 

Songbird is a registered SDA provider, in addition to providing a range of other support services and has arrangements with a number of key providers who may be necessary to support your housing journey.

The accommodation Songbird provides includes SDA as well as other disability accommodation. Songbird may also be able to assist with interim accommodation arrangements ahead of helping you into something permanent.

If required, Songbird will connect you with the right people to ensure you have a suitable plan in place, you have properly explored your housing options and have assistance in making an SDA application.

How long will it take to access SDA?

Accessing SDA typically takes a long time. Testing eligibility and securing funding can take between 3 to 6 months. This includes developing housing goals, providing clinical reports, exploring options and, if eligible, waiting on funding approval.

Following this, if you don’t engage the right provider, then finding SDA accommodation that is the right type in the right location could take another 1-2 years or even longer. Songbird is committed to finding you suitable accommodation much sooner than this. If possible, interim or temporary accommodation arrangements might be made to improve your circumstances in the short term whilst a permanent solution is put into place to meet your needs and preferences.

What security of tenure will I have as an SDA resident?

All SDA residents have a written agreement with Songbird providing security of tenure. It is the intention of Songbird to provide access to suitable accommodation for life. This is achieved by direct property ownership by Songbird or via long-term property leases from investors. So long as the resident meets their obligations, they are entitled to stay as long as they choose.
